Do I need Building Regulation approval?
The questions and answers below may help you to decide whether
or not you need to make a Building Regulation application. If you
do, they will also inform you how to go about it. If in doubt,

Do I need approval to build an extension to my
house?
Yes.
Do I need approval for a loft conversion?
Yes.
Do I need approval to make internal alterations within
my house?
Yes, if the alterations are of a structural nature such as
the removal or part removal of a load-bearing construction - for
example, a wall, partition, joist, beam or chimney breast.
Do I need approval to install replacement windows in my
house?

Do I need approval for a conservatory/porch on my
house?
No, not normally if it is less than 30m sq floor area and
any doors/windows are safety glazed. and the conservatory is not
heated or air conditioned.
Do I need approval for a garage?
Again not normally if it is less than 30m2 floor area and
substantially of non-combustible materials or a minimum of one
metre from the boundary.
Note: In the case of porches, conservatories
and garages, you are advised to complete an "exempt enquiry" form
to ensure that your proposals do not require approval. But please
be aware that any electrical work associated with the garage is
controlled under the Building Regulations. You will either need to
employ an electricain who can self-certify the work OR you will
need to make a Building Regulations application for the electrical
work – even if the rest of the building is exempt.
Do I need approval to carry out repairs to my
house?
No, if the repairs are of a minor nature and
you are replacing like for like. This includes replacing the felt
to a flat roof, repointing, and replacing a small area of
brickwork. However the government have decided that work to replace
or alter the ‘external envelope’ ,(that is the roof external walls
and ground floor) is an opportunity to improve the energy
efficiency of your building. Where you are replacing more than 25%
of the wall, floor or roof you will need to make a Building
Regulations application and you will normally need to upgrade the
thermal performance of the wall, floor or roof. Alternatively you
could use another energy saving measure as compensation.
Yes, if the repair consists of removing a major
part of a wall and rebuilding it. In the case of re-roofing, if the
tiles are the same type then no approval is needed. If the new
tiling or roofing material is heavier or lighter than the existing
material then an approval under Building Regulations is
required.
Do I need approval to convert my house into
flats?
Yes.
Do I need approval to install fittings and appliances
within my house?
1. To install or alter the position of a WC, bath etc?
Yes, if the work involves new drainage or
plumbing.
2. To install or alter the position of a heating
appliance?
(a) Gas. Yes, unless the work is installed by a
person approved by the Gas Safety (Installation and Use)
Regulations.
(b) Solid fuel. Yes.
(c) Oil. Yes.
3. To install hot water storage?
Yes, if the system is unvented (under direct mains
pressure).
NOTE: In most cases you have the option to use an installer who can
self certify the work OR to submit a Building Regulations
application
