Planning

How Your Application is Processed

When the Planning Office receives your application you will receive letters to confirm this and to advise you whether it is valid and whether further information is required. If the proposal is unacceptable but amendments could be made to overcome its deficiencies, negotiations will normally be sought.

Application process

This is what happens to your application:

* i.e. a decision made by an authorised officer of the Council and not by the Planning Committee.

Around 90% of planning applications are delegated to the officers for decision. If there are three or more representations which are contrary to the professional view then the application will be referred to the Planning Committee together with any Member or staff applications. Public speaking has been running successfully at Planning Committee for some time and would apply in such cases. The details are set out in the Council’s Planning Protocol which is available in hard copy and also on this website.

Once a decision has been made, and depending upon the type of application, you are sent either a letter or a notice which will tell you whether it has been approved (and if so what conditions have been attached) or refused (and if so why).
