Important information upon the Housing Act 2004

The main provisions of the Act are:

  • Introduction of the Housing Health and Safety Rating system
  • New procedures for enforcement of housing standards
  • Licensing of Houses in Multiple Occupation which are 3 ore more storeys in height with 5 or more occupiers
  • Additional licensing of other HMO’s
  • Empty dwelling management orders
  • Regulation of tenancy deposit schemes
  • Home Information Packs

The provisions relating to the Housing Health and safety Rating system, Empty Property Dwelling Management Orders and licensing of HMO's are expected to come into force on the 6th April 2006. The tenancy deposit scheme is operative on the 2nd October 2006.
