Thanet Coast and Sandwich Bay SPA Mitigation and Monitoring Strategy

For all new residential development located within 9km of the Thanet Coast and Sandwich Bay Special Protection Area (SPA), we collect financial contributions towards monitoring and mitigation measures outlined in the SPA Strategic Access Management and Monitoring Strategy (SAMMS).

In accordance with Policy NE3 of the adopted Local Plan, the strategy aims to mitigate the potential in-combination impacts of new housing development and resulting recreation pressure on the SPA.

Developments for other uses that would increase recreational activity causing disturbance to qualifying bird species, include but are not limited to:

  • holiday accommodation
  • hotels
  • leisure uses

These will be assessed on a case-by-case basis under the Habitat Regulations and it may be required to make full or partial contributions towards the delivery of the SAMMS if appropriate.
