Types of rent

Affordable rent

Affordable Rent homes are let at below market rent by a Registered Provider. The rent (including service charge) is set at up to 80% of the local market rent for an equivalent home. For full details, please refer to the Affordable Rent guidance in the Capital Funding Guide.

Social rent

Social rented housing also known as council housing is lower-cost rented housing provided by landlords registered with the social housing regulator, known as a social landlord. 

The rent level is calculated according to a formula based on property values and local earnings (target rent), making them the most affordable homes in most areas across the country. This is set out in the Regulator of Social Housing’s Rent Standard. For full details, please refer to the Social Rent guidance in the Capital Funding Guide.

Intermediate rent

Intermediate rent offers tenants the opportunity to rent a brand new or refurbished home, or a home that is being re-let at less than the market rate. The rent is subsidised, normally at approximately 20% lower than what you would expect to pay for a similar home in a similar area if you were renting on the private market. 

Intermediate rent is designed to give people a chance to use the saving made on the subsidised rent to save for a deposit to purchase a home within the next five years.

To be considered for a property you will need to be on the Council’s Housing Register. To register, please use the Kent Home Choice website.
