Housing fees and notices

We have a legal duty to take action when housing conditions present health or safety risks to occupants or the wider community.

In some cases, this involves serving formal notices or carrying out enforcement work.

The fees below cover our costs in assessing hazards, preparing and serving notices, and carrying out necessary follow‑up work.


Housing Act notices

Improvement and Prohibition Notices

These notices are served when a property has hazards that must be removed or reduced.

Fees vary depending on the complexity of the case, including the number of hazards, level of investigation required, and whether specialist reports are needed.

  • simple notice: £550
  • standard notice: £735
  • complex notice: £866

These fees include legal and specialist report costs.

If the notice is complied with within the permitted time, the charge will be cancelled but any specialist report costs will still be payable.

Suspended Improvement and Prohibition Notices

These notices are issued when hazards are present, but will only be acted upon if certain conditions occur, for example, where a property is safe for current occupants but requires work before new ones move in.

  • simple notice: £893 ( this charge can be cancelled at our discretion)
  • annual review: £50

Emergency Remedial Action

Used where there is an immediate and serious risk to health and safety, and urgent work must be carried out by us.

  • each notice: £893 plus legal costs, specialist reports and the cost of any remedial work undertaken.

Demolition Orders

Issued when a property is in such poor condition that demolition is necessary.

Each notice: £893 plus legal and specialist report costs.


Mobile Home Act 2013 licence fees

Site owners must meet certain standards to ensure mobile home sites are safe and well managed. Fees cover our costs for licensing and regulatory activity under the Act.

  • Initial licence fee: £69
    Charged when a site first applies for a licence.
  • Annual licence fee: £13
    Covers ongoing monitoring and compliance checks.
  • Transfer of licence: £394
    Payable when site ownership changes.
  • Expansion fee: £263
    Applied when a site adds additional pitches or expands its boundaries.
  • Fee for depositing site rules: £42
    Charged when site rules are submitted for approval and publication.
  • Charge for notices: £368
    Applied when we serve a formal notice under the Mobile Homes Act.
