A Brownfield Land Register lists previously developed land that a local planning authority considers suitable for housing development.
The Dover district register has been prepared in line with the Town and Country Planning (Brownfield Land Register) Regulations 2017. Only sites that meet the criteria are included.
Brownfield registers have two parts:
Part 1:
A list of all suitable brownfield sites in the district.
Part 2:
Sites from Part 1 that have been given 'permission in principle'.
We have agreed not to grant permission in principle for any sites in Part 1. As a result, there is no Part 2 of the register.
Being listed in Part 1 does not automatically mean planning permission will be granted. You still need to apply for planning permission, and we must approve further details before development can start.

If you have a site that you wish to submit to the Dover district Brownfield Land Register, it must meet the following criteria:
- the land has an area of at least 0.25 hectares or is capable of supporting at least 5 dwellings
- the land is suitable for residential development
- the land is available for residential development
- residential development of the land is achievable.
Where a brownfield site is subject to an allocation for a use other than housing in a local plan and there is compelling evidence supporting that allocation, it's unlikely the site would be regarded as being suitable for housing.

Once we have received your submission form, we will assess the site against the criteria and relevant local plan. We'll then decide whether it will be included on the register.
You will not have the opportunity to appeal the decision. If you do not agree with our decision, you still have the option to apply for planning permission.
