The tables of charges should be read with the following guidance notes which are based on our building control charge scheme.
If you submit a Full Plans application, we will check the plans to make sure they meet building regulations. Once the checks are complete, we will issue a decision notice. If we need more information, we will contact you to request it.
The submission fee must be paid when you submit your application. Where applicable, the inspection fee will be invoiced after the first inspection has taken place.
Full Plans applications are required for all non‑domestic building work.
If you submit a valid Building Notice application, you must make sure that the work complies with building regulations, as plans are not formally approved under this process.

Please note that for more complex projects, the Building Notice fee may be higher than the total cost of a Full Plans application.
Building Notices cannot be used for non‑domestic building work.
No charges are payable when the proposed works are to provide access and facilities in an existing home or involves an extension to store equipment or provide medical treatment for a disabled person.
To claim exemption, the appropriate evidence as to the nature of the disabled person’s disability must support any application.
Where works are carried out at the same time and fall within more than one of the classes in Table 2 below, or if works fall within both Table 2 and 3, a discount will apply.
The works must be carried out at the same time. If this applies to your application, please contact building control and we will prepare an individual fee quote.
We can still sign off the work retrospectively. This is called a regularisation application.
A regularisation application must be made to get approval for work that has already been carried out.
Standard charges have been set on the basis that:
the building work does not involve innovative or high‑risk construction techniques (further details can be provided if required), and the duration of the work from start to finish does not exceed 12 months.
the design and building work must be carried out by a person or company that is competent to undertake the relevant work, as set out in the standard charges tables.
If these criteria are not met, supplementary charges may apply. This list is not exhaustive.
Charges
The charges relate to the creation or construction of new dwellings, where each unit does not exceed 300m² in floor area.
Fees are inclusive of VAT at 20% with the exception of regularisation applications where an additional fee is included.

For schemes with more than one unit or where an individual unit exceeds 300m², please contact us for an individual fee quotation.
If electrical installations are not certified by an installer registered with a Government Competent Persons Scheme (opens in new tab) , an additional charge of £218 per unit will be applied to allow our nominated contractor to carry out the necessary checks and tests.

Where domestic alterations up to £10,000 are carried out at the same time as work from Table 2, a 30% discount can be applied to the Table 3 charge. Contact us for further information as only specific work qualifies for the discount.
The conversion of a building to a dwelling(s) or flats will be charged on the above table for estimated costs.
If the proposed work is not covered by any of the tables provided or if you are unsure, please contact us for a quote. Basic drawings may be required for some fee quotations.
Unlike planning applications, there is no general public right to inspect plans submitted under building regulations.
If you own a property, we may allow you or your authorised agent to inspect previously submitted plans. This is usually where you need to see them to prepare a new application.
You must request access at least 72 hours in advance.
Plans and documents are protected by copyright. We cannot provide copies without the permission of the architect/copyright holder.
