A lodger is someone who shares all the facilities in your home and rents a furnished room from you.
Only secure council tenants have the right to take in lodgers, but you must get permission from us before they move in. You cannot take in a lodger if you are an introductory or non-secure tenant.
What rules apply when taking in a lodger
- taking in a lodger must not cause your home to be overcrowded
- if you are claiming benefits you must tell our housing department and the Department for Work and Pensions - the amount you get might go down
- you will be responsible for your lodger's actions
- your lodger will not have security of tenure like you
- you will be responsible for legally evicting your lodger if you want them to leave
- your lodger can only continue to live at the property while you have a secure tenancy there.
You must carry out a right to rent check before you take in a lodger or sub-let part of your home. This applies to private, council and housing association tenants.
