Pre-application advice

It’s a good idea to seek advice before submitting a planning application. We can tell you if your proposal is likely to be supported by planning policy and highlight any issues early on.


Fees

You can calculate your planning application fee via the Planning Portal online calculator. This will calculate the cost based on your application type, and any reductions or exemptions you may be entitled to.

Apply for planning permission

We recommend you make your planning application online. Registration is easy and you can complete your application form, upload supporting documents and pay fees. It also keeps a record of your applications.

A planning application cannot be progressed until all the necessary supporting information and appropriate fee is received.

Application process

  • We will check your application meets our validation requirements. Any missing documents will be requested.
  • We will publicise the application with a site notice and consult relevant external bodies. We do not send consultation letters to neighbours.
  • An officer is assigned to your application. They will visit the site, negotiate any amendments and write a report with a decision.

Decision timescales

  • 8 weeks for householder applications, minor works and changes of use
  • 13 weeks for major applications

The planning committee will consider the application if there are more than 5 representations against the officer’s recommendation.

  • Once a decision has been made, we will issue a decision notice confirming whether the application has been approved or refused.
  • If your application is approved, there may be conditions requiring further information to be submitted and approved.

Building control approval is separate from planning permission and must be applied for separately.


Appeals

You can appeal to the Planning Inspectorate if you are unhappy about a planning decision.

Before appealing, we would recommend speaking to your planning case officer. You may be able to make amendments to your plans to address the reasons for refusal.
